Pre-Design

At the onset of the Bid Phase, our project team takes account of all contractual and legal requirements, construction constraints, risks and opportunities to determine the appropriate delivery method, and develop a budget that allows for a financially feasible project. Through value engineering Elysium Estimators further reduce risk by identifying alternate materials, equipment and methods yielding lower costs and higher functionality through the life cycle of projects. We control the quality and success of projects early in the process by selectively inviting sub-contractors to bid who are experienced with projects comparable in grade, scale and budget. The transparency of our bid process is important to provide clients an understanding of the values of each trade; we achieve transparency by levelling bids and publishing clear reports to our clients.

Pre-Construction

During the Pre-Construction phase our team of Estimators control the project’s cost; our Project Managers administer the project’s finances, track the progress of construction, and interface with the project team; while our Construction Superintendents coordinate logistics and regulate all trade/site early works activities, while enforcing job site safety thru completion.

Construction

During the construction phase our Estimators transition to control the project’s change order process; our Project Managers administer the project’s finances, track the progress of construction, and interface with clients; while our Construction Superintendents supervise construction, coordinating and regulate all trades and site activities, while enforcing job site safety through completion.

Post-Construction

The close-out phase sees the completion of the punch-list and the issuance of comprehensive operation and maintenance manuals and warranty plans of action that guide the owner thru the post-construction life cycle of the project. as well as the sign-off of all Permit sign off’s with the associated governing bodies will be provided along with Final Waivers of Lien to confirm the financial closure of the project.
